While very exciting, being a first time home buyer is often a rather confusing time. There are three Governments grants active until 31 December 2020 and first home buyers are eligible for all three! There’s the $25,000 Federal HomeBuilder Scheme, the $20,000 State Building Bonus Package, and the $10,000 State First Home Owners Grant. Each grant has their own set of terms and conditions, so check out our summary here.
It can be confusing trying to get a straight answer to this question, because there are sources that say you need to have a 20% deposit. But that’s not correct. You can build a home with a $0 deposit thanks to the Home of My Own Foundation. There’s also initiatives like Keystart and the First Home Loan Deposit Scheme that were created to help first home buyers in Perth stop renting and build their dream home.
Buying established and building new both have their own set of advantages, but there are three dominant reasons our past clients have chosen to build. Firstly, they can design their new home exactly how they want. Secondly, some have looked at the established market and never found their dream home (which goes back to the first point). And thirdly, you need less savings to get into a brand new home with the First Home Owners Grant, Keystart, and other finance options available.
A house and land package consists of two contracts: the house and the land. With the house, that is done through Move Homes and includes your home design and any variations you choose to suit your style. It also includes your siteworks fee, which is something many other builders don’t tell you about when you begin your journey. Your land contract is between you and the owner of your block, such as a land developer in a new estate. While these contracts are separate, Move Homes and your settlement agent liaise directly with the land owner to make the process easier for you.
